What documentation are required for residential tenancy contract ?

 

Please visit the branch during working hours. The following documents are required:

New Lease: 

1.  Proof of identity:

      I.     Original passport with valid visa for expatriates

      II.    Original passport or National ID for UAE Nationals

2.  If unit is larger than one bedroom, proof that it will be used for family accommodation:

      I.     Marriage certificate or original passport of spouse with valid visa.

      II.    Original passport of spouse if under tenant sponsorship

      III.   Family Book for UAE Nationals.

Lease Renewal: 

1.  Proof of identity:

      I.    Original passport with valid visa for expatriates

      II.   Original passport or National ID for UAE Nationals

2.  Last Tenancy Contract.

3.  If unit is larger than one bedroom, proof that it is for family accommodation:

      I.   Marriage certificate or original passport of spouse with valid visa.

      II.  Original passport of spouse if under tenant sponsorship

      III.  Family Book for UAE Nationals.

Transfer: 

1.  Must be first blood relation (i.e. spouse, son, daughter, father, mother, brother or sister)

2.  Both parties must be present at ADCP i.e. old and new tenant

3.  Proof of identity for old and new tenant

      I.   Original passport with valid visa for expatriates

      II.  Original passport or National ID for UAE Nationals

4.  Tenancy contract

5.  Passport copy of old tenant

6.  Written request from old tenant requesting to transfer the flat. Letter must also mention the refund process.

7.  If unit is larger than one bedroom, proof that it will be used for family accommodation:

      I.   Marriage certificate and original passport of spouse with valid visa.

      II.  Original passport of spouse if under tenant sponsorship.

      III.  Family Book for UAE Nationals.

 

What documentation are required for commercial tenancy contract ?

 

Please visit the branch during working hours. The following documents are required:

New Lease:

1.  Proof of identity:

    I.   Original passport with valid visa for expatriates

    II.  Original passport or National ID for UAE Nationals

    III. Original Trade Name certificate

Lease Renewal:

1.  Proof of identity:

    I.    Original passport with valid visa for expatriates

    II.  Original passport, Family Book or National ID for UAE Nationals

2.  Last Tenancy Contract.

3.  Valid Trade License. Original must be seen to validate that it is for the same building

4.  For expired trade license tenant to submit undertaking to submit within 30 days.

5.  Presence of Owner or PRO carrying Company ID. Otherwise a letter from company signed by an authorized signatory and stamped

6.  Payment cheque must be in the name of company or owner if he is sole proprietor

Transfer:

1.  Both parties must be present at ADCP i.e. old and new tenant.

2.  Court attested ‘buy and sell agreement’ between the two parties.

3.  No objection request from old owner to transfer the premise.

4.  Copy of advertisement in Arabic newspaper.

5.  Old trade license copy.

6.  Original tenancy contract.

7.  Passport copies for owners of old commercial entity

8.  Original Trade Name certificate or trade license

9.  Proof of identity for owners of new commercial entity:

    I.   Original passport with valid visa for expatriates.

    II.  Original passport, Family Book or National ID for UAE Nationals.

10.  For expired trade license tenant to submit undertaking to submit within 30 days.

Can I make part payment ?

 

YES. 

All our tenancy contracts are for a period of one year and the tenant can pay with up to three (3) installments.

Note: AED 100 will be charged for every cheque deposited. An additional AED 100 for residential units and AED 300 for commercial units will be levied if the tenant opts for three installments.
