Pre-Lease Acquisition Surveys

A pre-lease acquisition survey gives tenants a full report of the current condition of a building and advises them on all aspects of repair and maintenance likely to arise during the term of the lease. In many circumstances, the existing layout, or the condition of a building or premises, will not suit a new tenant. This report will include costing for any essential or desirable repairs.

Alterations and Refurbishments

Under most lease arrangements, tenants must obtain the consent of the landlord before altering or refurbishing premises and conform to all current planning and development requirements. By acting on behalf of landlords, we work with tenants to ensure that all works are in line with the necessary statutory requirements and that the tenants comply with their repair obligations.

Our experience also allows us to act on behalf of tenants when they wish to carry out alterations to the premises. These changes may also require compliance with statutory regulations and planning.

Planned Preventative Maintenance Programmes

Planned Preventative Maintenance (PPM) is an increasingly important aspect of building asset management. Elements of a building, such as a roof, lifts, air-conditioning system or the heating system all have finite lifespans. A PPM programme provides renewal of these elements before they fail and cause expensive damage to other building elements. Having a detailed PPM programme in place for your property offers a significant level of comfort and potential savings. It also allows you to pay the maintenance costs over a planned period of time.

Design and Project Management Services

These services range from full professional project management or quality surveying services for refurbishment projects to partial services for alteration projects. Rapid Response Facility

ADCP's General Service Team works in tandem with a dedicated Help Desk Team that can be contacted 24/7 through multiple channels to ensure fast and efficient response to your needs. Once you have registered your issue with the Help Desk, the team will keep you updated on its progress.

You will be notified when our General Service Team will be arriving, and whether they will be able to execute an immediate solution, or if they have to perform a preliminary survey to determine the extent of the work required.

If any unanticipated problems occur, our General Service Team will be in constant contact with our Help Desk Team to ensure that an appropriate solution is carried out.

Schedules of Dilapidation

Whether you are a landlord or a tenant, we can provide expert advice on all aspects of repairs and maintenance obligations for both parties. From time to time, Schedules of Dilapidation are required in any letting scenario. The lease, which sets out the formal terms of the contract between both parties, generally includes a repairing covenant clause. This places an obligation on the tenant to maintain the building or that portion of the building under the tenant’s occupation in good condition. This repairing obligation can extend to the exterior of the building or be limited to internal repair only.

ADCP's experience in preparing such schedules allows us to act on behalf of both landlords and tenants. In preparing a Schedule of Dilapidations for the landlord, an inspection is necessary to ensure that the tenant is properly maintaining the building. The inspection will highlight any deterioration in the building and the repairing obligations of the tenant. We can also act on behalf of a landlord to ensure that all repair works are carried out. Alternatively, the schedule can be cost-evaluated in the event that the landlord undertakes to carry out the repairs. When we carry out Schedules of Dilapidation on behalf of tenants, we ensure that the repairing obligations imposed by the landlord are fair under the terms of the lease and that the tenant is not liable for any adverse costs.

Schedules of Condition

Schedules of Condition are carried out in two scenarios:

When development is being carried out in close proximity, the preparation of such a report protects both the adjacent property owner and the developer as it records the current condition of the adjacent property in both text and photographs. The report will identify the location, type and extent of any existing defects in a building.

Condition surveys are also commissioned by tenants entering into lease arrangements. This is carried out in order to have a record of the property condition at the outset of the lease to protect the tenant in the event that the landlord serves a Schedule of Dilapidations on the termination of the lease. Again, the report sets out the condition supported by photographic evidence.

Insurance Assessment Valuations

Due to increasing insurance premiums, it is critical to ensure that your property is adequately insured against any loss. Because of the inherent dynamics of the property market, ADCP recommends that such valuations be carried out annually.
